On the ground floor at either end of the house are two nice sized bedrooms with storage space and wooden floors. Both these rooms overlook the garden and are next to bathrooms each with sink, toilet and shower, one bathroom has quarry tiles dating from the 1800's. The north bedroom has it's own entrance door leading in from a honeysuckle covered terrace which in turn leads off the lavender garden. A large country kitchen with woodburning stove & a huge chimney breast. Looking east and west this room gets good sunlight hours at both ends of the day. The kitchen is handcrafted with solid oak cabinets, thick oak work surfaces and colourful, handmade tiles from Provence. Oak beams that came from our own woodland support the high ceiling. Part of the kitchen has a mezzanine which is used as attic storage space. The floor is tiled in old terracotta's with a lovely mosaique at the arched entrance to the day room -

The day room - this has a large glass door to the west which takes one onto the main terrace. Old oak beams give a comfortable cottage feeling to the room. The floor is again tiled using a mix of lovely terracotta's interspersed with handmade scarlet tiles. With windows overlooking flowerbeds to the east this is a very restful space which is open plan to the dining room.

The dining room with its wooden ceiling and 18th century quarry tiles is shaded by a beautiful fig tree which casts a cool green light through the old french windows. With its large larder featuring cherry wood doors from the turn of the last century and a small cloakroom leading off to one side, this room, decorated in soft creams and blues is a super dining space.The french windows are the only single glazed unit in the house, reclaimed from a nearby chateau they were irresistible. Continuing through the house there is a glass door into the conservatory.

This large conservatory is graceful and well proportioned. High ceilinged with old beam-work and a travertine marble floor it has french windows on both sides and is in the middle of the garden, grape vines and a wisteria covered pergola on one side and colourful flowerbeds on the other.

Upstairs from the dining room is a 3rd bedroom once again with a wooden floor and windows opening onto a private wooden terrace offering lovely long views over the land.

The 4th bedroom is currently fitted as an upstairs kitchen for what is the gite during the summer months, this room could so easily be transformed into an ensuite bedroom. It has large beams supporting the roof, windows on two sides and and on the third some glass bricks which allow for a dappled morning light. Views are over woodland to the south and the ponds to the west.

There are 2 small gas water heaters run by bottled gas which supply hot water to both sides of the house. Heating is by wood burner of which there are also two. Internet is by Adsl and is a good speed.

The property being very well insulated remains cool in the summer and is easy to heat in the winter. All windows are double glazed. Every room has ample windows & wide windowsills. Beam work comes from local oak timber, some sourced from our own land.

Outside are a variety of mature gardens, all designed to be low maintenance and packed with carefully chosen flowers and shrubs. There are two large parking areas, a 4 vehicle carport, wood built workshop and 2 garden sheds.

The tiled terrace leading from the day room is 40m2, a large kiwi vine, clematis and bountiful fig tree provide plenty of shade to make for very nice alfresco dining. The outlook from here is of the raised bed fruit and vegetable garden which measures 55m2. These beds have irrigation systems and give us virtual self sufficiency. Onwards from here is a long, long view of flower meadows and woodland with distant hills.

Walking across the lawn one comes to a fantastic set of ponds joined by an artificial stream and a large bog garden this area is fenced and also encompasses the main fruit garden with young apple trees and soft fruit. Bordering this area is a very large enclosed chicken run with a traditional style pigeon house, further on again is oak woodland.

Chemicals have never been used on the land which was sheep grazing until the 1920's. By using careful planting which focuses on many different types of flower and shrub the variety of butterflies, birds and wildlife is growing and is truly fantastic. In the spring cuckoo's and nightingales sound loud above the orchid meadows with the golden oriole appearing for the summer months.

In the woods opposite the pond area is a wooden cabin measuring 36m2, this is fitted out as a living space with separate bedroom and composting toilet, it has simple gardens all around it.

The whole property is off grid and has its own power supply of photovoltaic panels 1500 watts in total plus a 250 watt wind generator, there are batteries for storage and a back up generator which is used very seldom. The septic tank was installed to regulation in 2009.

The house and land face South West, there are no close neighbours and due to planning regs there never can be... The land is bordered by ancient stone walls. A tiny, rarely used country road runs along one side. We are just over an hour from Toulouse airport and 4 miles from a bustling market town.
