Fantastic Opportunity to buy an already working smallholding.

The property consists of five and half acres of land comprising of 4 adjoining pastures and woodland of diverse trees.

There is a lovely Schist stone building, that unlike many other ruins, has all its walls and roof intact, so wouldn't be difficult to convert into a small dwelling.

There are three wells, two of which supply water all year round. The main well was drained and cleaned last year and was tested as drinkable in February 2017. The property is bordered by a river, that is accessible but also has a high stone wall to prevent any flooding in the winter months.

Included with the property are:
- a five metre diameter insulated yurt that was built July 2016, that has a wooden floor plus pine tongue and groove flooring,
- an outdoor covered kitchen and seating area,
- a small wooden cabin which is currently being used as an extra bedroom,
- an off-grid solar system (3 x Solvis 200 watt solar panels, 350w sine wave inverter, 4 x 110 amp leisure batteries, plus controller etc),
- a five metre polytunnel that is currently covered with shade cloth and is bursting to the seams with perpetual spinach, lettuce, tomatoes and carrots,
- a wooden hut to house a compost toilet.

Three of the pastures boast fantastically fertile soil and are virtually stone free. The fourth pasture has been left as a wildflower meadow but has been used as farmland in the past.

Next to the yurt are vegetable beds, that have been prepared using no-dig methods and are home to various veg including cabbage, cauliflower, peas, beans, courgettes etc. There are also sunflowers, potatoes, sweet potatoes, turnips and chickpea plants all growing well. There are some mature fruit trees, - quince, pear, plum and a variety of young fruit trees that were planted last autumn including orange, lemon, mandarin, cherry, plum, fig and nectarine. The pastures are bordered by grape vines that gave a huge harvest last year and there is also a small olive grove that had been neglected for many years, but has been pruned and should give enough harvest for your own needs. Part of a pasture near the yurt has been fenced off for my dogs, but could easily be used for other animals and there is also a chicken coop and good sized chicken run. I would be happy to leave my seven chickens and rooster, who are laying every day and who enjoy free-ranging the property, only using the run when I am out. There may also be the opportunity to buy other equipment from me including a water pumps, gas bottles, hosing and gardening tools.

The woodland is made up of diverse trees and is a great place to take a walk or to find some shade in the summer. (we can even leave the hammock for you to come across!). There is also a plantation of mimosa and eucalyptus which is great for both a constant supply of firewood and as a resource for building projects.

The property is situated a couple of kilometres behind Pedrogao de Sao Pedro and is extremely private, yet with neighbours within easy walking distance. It is in easy driving distance of Penamacor, Castelo Branco, Fundao and Covilha.

My son and I have had a fantastic year here and are very sad to say goodbye. However, my work means that I am spending more and more time away from the property and I just don't have the time t do it justice, so have made the decision to move into Penamacor where I can concentrate on work but still find time to relax! I was going to put the property on the market for 39,950 euros but am happy to take a bit less if its sold privately as I won't have to pay agency fees.
