Semilla farm is a smallholding situated in a valley near to the village of Torvizcon, Spain. The farm is off grid and self sufficient in water, hot water, electricity and some foods.

On the farm is a classic mongolian yurt, that functions as bedroom/living room. There is also a fully equipped outdoor kitchen a large shed, compost toilet, solar system with a capacity of 1800w and solar shower, furthermore the farm has a wooden yoga platform, wood shed, compost heaps, fox proof chicken coop, outdoor firebath and several outdoor seating areas.

The parcel consists of 3.2 acres (12.000m2) of land. Historically the land has been predominantly used as an almond orchard. With over 100 almond trees, 25 Olives and a handful of fig trees. With some native oaks and shrubs dotted about. From these trees alone, we are self sufficient in almonds and olive oil all year round.

On top of the already existing trees we have planted several dozens of trees and shrubs such as: peach, nectarine, apple,apricot,pomegranate, pistacio, goji berry etc.

The land is tucked away in a Valley north/west facing. With a fantastic view of the Sierra Nevada. In particular Mulhacen peak, which is the highest mountain in main land Spain. Much has been terraced. Situated about 800m above sea level.

With the main parcel of land also comes a small parcel of approx 400m2 with a 70m2 ruin on it.

The land has water rights, which are stated in the deeds. We get water, via a tube than follows the old acequia route, from the nearby stream. the stream runs dry in summer. In this time we use stored water. There is storage capacity of 40.000l on the farm, divided on several water tanks of varying sizes.

There are two ways to access the land route A or B

A - You can drive to an old bridge 3 minutes past Torvizcon village. Then park your car at the bridge and take a 15-20 minutes walk along a river bed then up the mountain to the land.

B - You can access the land from the village Torvizcon via a road that later becomes a dirt track, which you need a 4x4. The track takes about 30 minutes to get to the land. It is part public road and part private. We have a 4x4 that can possibly be sold in conjunction with the farm.

The farm has been managed according to permaculture principles and has a lot of water and earth management incorporated into it, to help retain water and avoid erosion. We have also established several vegetable beds with good soil for food growing all year round.

We would like to add that all structures we have added to the farm are non permanent, so you can easily change them, add to them or move them around.

The farm is quite remote and there are no nearby neighbours. It is the perfect home or part time home for the person/couple/family who wants privacy, peace and quiet.

At the same time it is only 25-35 minutes from the village of Torvizcon, which has all necessities: farmacy, bank, food shops, doctor, school, bars etc

This location is especially great for outdoorsy people. In one hour you can be at the beach swimming, or you can be in the Sierra Nevada skiing.
